Creative Financing Strategies: Buy Real Estate with Little or No Money Down

Creative financing allows you to acquire properties without traditional bank loans or large down payments. These strategies—Subject-To, seller financing, lease options, and wrap mortgages—unlock deals that 95% of investors can't access. Here's your complete playbook.

What is Creative Financing?

Creative financing is any non-traditional method of buying real estate that doesn't involve a conventional mortgage. These strategies often require little or no money down, making them perfect for investors with limited capital or those who don't qualify for traditional loans.

Strategy #1: Subject-To Financing

What is "Subject-To"?

You buy a property "subject to" the existing mortgage. The seller deeds you the property, but their loan stays in place. You make the mortgage payments, but the loan remains in the seller's name.

How Subject-To Works

Step-by-Step Process:

  1. 1. Find motivated seller (foreclosure, divorce, job transfer)
  2. 2. Verify existing mortgage balance and terms
  3. 3. Negotiate purchase price (often = loan balance)
  4. 4. Seller signs deed over to you
  5. 5. You take over making monthly payments
  6. 6. Loan stays in seller's name (you're not on the mortgage)
  7. 7. You rent, flip, or hold the property

When to Use Subject-To

Strategy #2: Seller Financing (Owner Financing)

What is Seller Financing?

The seller acts as the bank. Instead of getting a mortgage, you make payments directly to the seller over time with an agreed-upon interest rate.

Typical Seller Financing Terms

  • Down Payment: 5-20% (negotiable)
  • Interest Rate: 6-10%
  • Term: 5-10 years (often with balloon payment)

Strategy #3: Lease Options (Rent-to-Own)

What is a Lease Option?

You lease the property with an OPTION to buy it at a predetermined price within a set timeframe. You control the property without owning it yet.

How Lease Options Work

  • Option Fee: Pay $3K-$10K upfront (non-refundable, credits toward purchase)
  • Monthly Rent: Slightly above market ($1,800 rent vs $1,600 market)
  • Rent Credits: $200-$300/month credits toward purchase
  • Purchase Price: Locked in today (e.g., $350K)
  • Term: 12-36 months to exercise option

Sandwich Lease Option (Investor Strategy)

  1. Lease-option property from owner (you're tenant)
  2. Immediately sublease to tenant-buyer at higher price
  3. Collect option fee from tenant-buyer

  5. When tenant-buyer exercises, you exercise yours

Strategy #4: Wrap-Around Mortgages (All-Inclusive Trust Deeds)

What is a Wrap Mortgage?

You create a new, larger mortgage that "wraps around" the existing mortgage. The seller keeps their loan in place, and you make payments to them. They use part of your payment to cover their underlying mortgage.

Wrap Mortgage Structure

  • Existing Mortgage: $200K at 4%
  • Property Value: $350K
  • Your Down Payment: $50K
  • Wrap Mortgage: $300K at 7%
  • You Pay Seller: 7% on $300K
  • Seller Pays Bank: 4% on $200K
